Sun Communities Sells 1,100-Acre Bullfrog Flats MPC to Blue Fern Development

CLE ELUM, Wash. - Washingtoner -- The long-awaited planned Bullfrog Flats MPC development has changed hands, initiating the 1,100-acre community's first phase of development. Approved more than 20 years ago, Bullfrog Flats will bring new single-family homes, townhomes, apartment units, and affordable housing units to Cle Elum, Washington.

The acquisition was facilitated by Land Advisors Organization's Washington office co-founding principal Scott Cameron and Wes Falkenborg. Land Advisors Organization represented the buyer, Blue Fern Development I, LLC. The seller was Sun 47 North LLC, a Sun Communities company.

Through dedicated planning, Bullfrog Flats will provide for a variety of uses in direct alignment with the original goals of the approved Master Site Plan and Development Agreement accepted by Cle Elum's City Council more than 20 years ago. The new owner, Blue Fern Development, is already in conversations with national homebuilders and will be developing the community in phases.

The residential units will be developed across several phases and include 810 single family units, 374 townhome units, 150 apartment units, and 50 affordable housing units. Additionally, 75 acres of the MPC have been designated as a light industrial business park with commercial applications, which are expected to include retail, restaurants and office space, promoting opportunities for job growth and economic development.

"This long-anticipated development is finally happening and will bring new homes and retail amenities as growth moves eastward from Seattle," Cameron said. "It's the first master-planned community in the area and these are the right people to build it out.  The area is primarily considered a second home community, but this brings new primary homes along with additional second homes to the area that Blue Fern Development is poised to deliver, thanks to its relationships with national homebuilders."

Located just over an hour from Seattle in eastern Washington, Bullfrog Flats is in proximity to the Cascade Mountains. The area is rich in amenities including boating, fly fishing, and hiking. With growth to the west of Seattle brimming, development in this part of the state is headed east.

Bullfrog Flats is a master planned community, located in the western portion of Cle Elum between Bullfrog Road and SR 903, that was planned and approved in 2002 as part of the community's growth plan.

The MPC is bounded by the Cle Elum River, Interstate 90, Washington State Highway 903 and Kittitas County Bullfrog Road. The 1,100-acre parcel was annexed into the City of Cle Elum, with specified development conditions regulating its future development. Land uses were limited to various densities of residential. During the entitlement process for the Cle Elum Urban Growth Area (Bullfrog Flats), several parcels were contributed to meet the expansion needs of utilities, schools and community functions.
